1. Booking and Payment
- Reservation Deposit: A deposit of $100 of the total rental amount is required to secure the reservation.
- Final Payment: The remaining balance is due 60 days prior to the arrival date. If the booking occurs within 60 days of arrival, the full amount is due immediately.
- Taxes: All rentals are subject to Florida's 7.5% State Sales Tax plus local County Tourist Development Taxes (5% - Monroe County).
- Maximum Occupancy: The maximum number of guests is strictly limited to [6] persons. Exceeding this limit is grounds for immediate eviction without refund.
- Minimum Age: The primary guest must be at least 25 years of age and must occupy the property for the entire duration of the stay.
- Local Ordinances: Guests must comply with local noise ordinances (typically 11:00 PM – 7:00 AM).
- Smoking: This is a 100% non-smoking property. A remediation fee of $[500] will be charged for violations.
- 60+ Days Notice: Full refund of deposit less a [$100] administrative fee.
- Less than 60 Days: No refunds will be issued unless released by the property owner.
6. Security Deposits and Damage
- Deposit Holding: Security deposits are held in a Non-Interest bearing account.
- Claims: Per FL Statute §83.49, the Host has 15 days to return the deposit if no claim is made, or 30 days to provide written notice of a claim against the deposit.
- Electronic Notice: By signing this agreement, both parties consent to receive legal notices via the following email addresses: [Guest Email] and [Host Email].
The Guest agrees to indemnify and hold the Owner harmless from any and all claims, including those for personal injury or property damage, arising from the Guest’s use of the premises, including any pool, dock, or recreational equipment provided.
